Sharjah's real estate market recorded AED7 billion in transactions during July 2026, representing a 61.8% increase from the previous month.

Sharjah’s property market recorded a sharp increase in activity in July, with the total value of real estate transactions reaching AED7 billion ($1.91 billion) as the emirate continued to attract buyers and investors across residential, commercial and industrial segments.

Official data from the Sharjah Real Estate Registration Department showed transaction value rising 61.8% from AED4.4 billion in June, while the total number of transactions increased 25.3% to 9,376.

Sales transactions covered approximately 27.2 million square feet during the month, pointing to sustained investment momentum across the emirate.

The department attributed the performance to continued infrastructure development, major property projects and a regulatory environment designed to support investment from both regional and international buyers.

The July figures reinforce Sharjah’s position as an increasingly active part of the wider UAE real estate market, with transactions extending well beyond the emirate’s most established residential districts.

Ownership Transactions Lead Sharjah Property Activity

Ownership-related transactions accounted for a significant portion of July’s activity.

The department recorded 4,049 ownership certificate transactions and 3,356 ownership deed transactions during the month.

Another 1,185 transactions involved initial sales contracts, while 320 property valuation transactions were completed.

Mortgage activity also remained significant.

Sharjah registered 466 mortgage transactions worth AED1 billion, demonstrating continued involvement from financial institutions and property buyers using financing to complete acquisitions.

The combination of sales, ownership transfers, mortgages and initial contracts suggests that activity was broad-based rather than being driven by a single category of property transaction.

Nearly 2,900 Property Sales Completed

A total of 2,884 sales transactions were recorded across 129 areas of Sharjah during July.

These included 1,347 land transactions, 894 subdivided unit transactions and 643 transactions involving developed properties.

The land component was particularly diverse.

Of the 1,347 land sales, 895 involved residential plots, 381 involved industrial land and 71 were commercial plots.

Among the subdivided unit transactions, apartments represented the overwhelming majority, accounting for 842 deals during the month.

The figures demonstrate that Sharjah’s real estate activity extends across both established properties and land intended for future development.

Industrial 4 Records July’s Largest Property Deal

One transaction stood well above the rest.

The largest real estate sale completed during July involved a parcel of land in Industrial 4, which changed hands for AED850 million.

The transaction highlights the scale of investment flowing into Sharjah’s industrial property market as the emirate continues expanding its logistics, manufacturing and commercial infrastructure.

Industrial 4 also emerged as the highest-value area in the Central Region, recording total trading value of AED908.8 million during July.

Meanwhile, the month’s largest mortgage transaction was recorded in Al Layyeh, with a value of AED120 million.

Large individual deals can significantly influence monthly transaction values, but Sharjah’s July performance also reflected thousands of smaller transactions spread throughout the emirate.

Sharjah City Accounts for More Than 2,000 Sales

Sharjah City remained the main center of property activity.

Of the 2,884 sales transactions recorded across the emirate, 2,091 took place in Sharjah City.

Muwaileh Commercial led by transaction volume with 442 sales, followed by:

  • Al Sajaa Industrial with 244 transactions
  • Hay Hoshi with 203 transactions
  • Al Khan with 168 transactions

The distribution illustrates the diversity of Sharjah City’s property market, encompassing established residential communities, industrial districts and rapidly developing mixed-use areas.

Al Sajaa Industrial Leads by Sales Value

While Muwaileh Commercial recorded the largest number of transactions, Al Sajaa Industrial generated the highest sales value within Sharjah City.

Property transactions in Al Sajaa Industrial reached AED715.4 million during July.

Muwaileh Commercial followed with AED516.3 million, while Al Menhaz generated AED449.5 million in transactions.

Al Qulai’aah ranked next with AED365.7 million.

These figures show that transaction volume and transaction value do not always move together. Areas recording fewer transactions can still generate considerably greater sales values when large commercial or industrial properties are involved.

Muwaileh Commercial Remains a Major Property Hub

Muwaileh Commercial’s 442 sales transactions made it Sharjah City’s busiest district by deal count during July.

The area has become an important residential and commercial center, benefiting from its location, access to major transport routes and growing stock of apartments and mixed-use developments.

With more than AED516 million in sales value during the month, Muwaileh also ranked among the emirate’s most valuable transaction areas.

Its combination of high transaction volume and substantial sales value demonstrates the importance of established mixed-use communities to Sharjah’s broader property market.

Central Region Records More Than 500 Sales

Activity was not confined to Sharjah City.

The Central Region registered 527 sales transactions during July.

Al Belaida led the region by transaction count with 192 deals, while Industrial 4 recorded the largest overall transaction value at AED908.8 million.

The figures demonstrate continued investor interest in areas outside Sharjah’s main urban center.

As infrastructure expands across the emirate, property activity in the Central Region could become increasingly important to Sharjah’s long-term development strategy.

Khor Fakkan Leads Eastern Region Activity

The Eastern Region also contributed to July’s property transactions.

Khor Fakkan recorded 206 sales transactions, with Al Mudeifi accounting for 159 of those deals.

Al Mudeifi also generated AED218.2 million in trading value.

Kalba recorded another 58 transactions. Commercial Sour Kalba was the most active district there, with 21 transactions and AED5.6 million in trading value.

Dibba Al Hisn recorded two transactions, while Hay Al Seeh generated the area’s highest trading value at AED1.2 million.

Although transaction volumes in the Eastern Region remain considerably smaller than those in Sharjah City, continued development could support further activity in these coastal markets.

Infrastructure Investment Supports Property Demand

Sharjah authorities attributed the growth partly to continued spending on infrastructure and large-scale development projects.

Transport connections, public amenities, new communities and commercial projects can all increase the attractiveness of surrounding property markets.

Sharjah has also developed regulations aimed at making property ownership and investment more accessible to a broader range of buyers.

The department said the emirate’s supportive legislative environment continues to attract both regional and international investors.

That combination of infrastructure development and regulatory changes has helped broaden Sharjah’s property investment proposition.

Sharjah Strengthens Its Position in the UAE Property Market

Dubai and Abu Dhabi remain the UAE’s largest and most internationally recognized property markets, but Sharjah has steadily developed a distinct position.

Its market offers a combination of residential communities, industrial property, commercial space and development land.

The July figures indicate that investors are participating across multiple segments rather than concentrating solely on residential apartments.

Land accounted for a substantial portion of transactions, while industrial districts generated some of the month’s largest values.

This diversification may help provide a broader foundation for future market activity.

What the July Figures Mean for Investors

The 61.8% month-on-month increase is significant, although one month of strong transactions does not necessarily establish a long-term trend.

Large individual sales, including the AED850 million Industrial 4 land transaction, can also influence aggregate monthly figures.

For that reason, investors evaluating Sharjah should consider longer-term transaction patterns alongside monthly headline numbers.

Factors worth monitoring include sales volumes, new project supply, mortgage activity, rental demand, infrastructure development and transaction values across individual districts.

The July data nevertheless shows substantial activity across several parts of the emirate.

Final Thoughts

Sharjah’s real estate market delivered a particularly strong July, with transaction value reaching AED7 billion and the number of deals climbing to 9,376.

The 61.8% increase from June was accompanied by activity across land, apartments, developed properties and mortgages, demonstrating broad participation throughout the market.

Sharjah City remained the largest contributor, while Muwaileh Commercial led by transaction count and Al Sajaa Industrial ranked first by sales value.

The AED850 million land deal in Industrial 4 provided another indication of substantial capital flowing into the emirate’s industrial and development property segments.

As infrastructure investment and major development projects continue, Sharjah’s property sector is strengthening its role within the wider UAE real estate landscape.
