Brookfield and Lunate have launched Alya, a residential development platform targeting premium homes across the Gulf Cooperation Council.

The venture will focus on build-to-sell residential projects, with an emphasis on design, construction quality and lasting appeal. Its strategy brings together Brookfield’s global development capabilities and Lunate’s regional networks.

Alya has established its regional headquarters in the Dubai International Financial Centre, positioning Dubai as the base for its planned GCC operations. DIFC confirmed the headquarters announcement on November 3. difc.com

What is Alya?

Alya is an institutionally backed platform pursuing premium residential developments for regional and international buyers.

Its build-to-sell model involves developing homes for sale, rather than retaining an entire portfolio primarily to generate rental income.

The company says its management team is evaluating opportunities in the region’s higher-growth markets. The announcement does not identify specific development sites, project budgets or sales launch dates.

A selective approach to residential development

Alya plans to select projects individually, with each development shaped by its location, surrounding community and intended residents.

The company says this approach will influence the design of each project rather than produce a uniform collection of developments. Its stated priorities extend from initial planning and construction through to handover and customer experience.

Chief executive Otto Dreyer described the ambition as building a business designed to endure beyond a single property cycle. The emphasis is on maintaining consistent standards across a carefully selected pipeline.

Those statements set out the platform’s intended approach. Its first project announcements will provide more concrete evidence of how that strategy translates into locations, architecture, specifications and delivery schedules.

What Brookfield and Lunate bring to the venture

The partnership combines two sources of expertise.

Brookfield contributes international investment and development experience, while Lunate brings regional access and relationships. Alya’s management team adds experience in the GCC residential market.

Institutional ownership also places governance, project assessment and delivery oversight at the centre of the company’s stated strategy. For a developer operating across several markets, those processes can help coordinate investment decisions and execution.

However, backing by major investment firms does not establish the performance or delivery outcome of any individual project. Those will depend on the details of each development.

Why Alya chose DIFC as its regional base

Alya’s DIFC headquarters places the platform within Dubai’s financial and professional-services community as it builds its regional operations.

DIFC said the location provides access to capital, expertise and partnerships. The announcement also states that Alya is regulated by the Dubai Financial Services Authority, which oversees financial services conducted in or from DIFC. difc.com

The headquarters location should not be confused with the location of its future homes. Alya’s stated development ambitions extend across the GCC, rather than being confined to DIFC or Dubai.

Project locations and launch dates remain undisclosed

The launch establishes Alya’s ownership, leadership, regional base and development focus. It does not yet provide a property catalogue for prospective buyers.

Details still to emerge include:

  • The first countries and neighbourhoods selected.
  • Development sizes and residential formats.
  • Home prices and payment arrangements.
  • Construction schedules and expected handover dates.

Alya’s next announcements will therefore be significant in showing how its premium positioning takes shape. For now, Brookfield and Lunate have established a platform focused on selected residential projects, with Dubai serving as the base for its wider Gulf ambitions.
